EPS Residential have been involved in the sale and purchase of property in Bristol and the West for over 20 years. We know the local market well and will use our experience to ensure your property is priced accurately to sell.

Finding a buyer for your property and negotiating the sale is only part of the selling process. Once a sale has been agreed, our staff work hard to ensure the transaction goes as smoothly as possible through to completion. Our sales coordination involves regular liaison with buyers, solicitors or conveyancers, lenders, surveyors and other agents involved in the chain. You will be kept informed on the progress of your sale at every opportunity.
» Letting your Property
Our Property Managers ensure maximum coverage is devoted to the promotion of the property in order to locate the right tenant. Care is taken to ensure the suitability of prospective tenants and we run detailed credit and referencing checks via an independent specialist agency.
Tenants are required to pay a deposit (usually equivalent to one month’s rent) which is held by EPS in a segregated client account throughout the occupancy, against any damages or dilapidations. A comprehensive tenancy agreement is signed and a detailed inventory and schedule of condition is checked and signed off by both EPS and the tenant. We can arrange Legal Expenses and Rent Protection insurance, if desired.
» Managing your Property
Having moved the new tenant in, EPS write to the relevant authorities and utility suppliers – gas, electricity, water and sewerage companies and the local council – giving meter readings and informing each of the change of occupancy for billing purposes.
Rent is normally payable calendar monthly and, following deduction of EPS fees and any other appropriate costs (e.g. maintenance), the net rent is then forwarded to the landlord’s bank account via electronic transfer and a statement sent to the landlord setting out all income and outgoings.

As managing agents we take our responsibility for the upkeep of clients’ property seriously. A well maintained and updated property will achieve maximum capital growth and rental revenue, with tenants likely to take more care of the property and to remain longer. We have our own in-house maintenance team on hand to respond to any routine issues that may arise, as well as being able to call upon specialist contractors when necessary.
» Improving your Property
EPS also operate a proactive program of improvement and refurbishment for those who wish to take advantage of it. Works may include replacement kitchen and bathroom, redecoration and new furnishings. Many such projects have been undertaken successfully in recent years, resulting in increased rental revenue and capital values.

EPS Residential is a member of ARLA (The Association of Residential Letting Agents), qualification for which is stringent; our membership creates key benefits for our landlords and tenants:
EPS staff attend ARLA training seminars and study for appropriate property industry qualifications, so you can be confident of receiving accurate and well-informed advice.
Landlords’ and tenants’ monies are held in segregated client accounts which are independently audited.
Fidelity Bonding guarantees the return of all clients’ money, should the agent cease to trade.
We carry Professional Indemnity Insurance.
